Founding Host Service Agreement
Effective date: August 24, 2026
Service Provider: NerdyHippo LLC, operating the Awaywell service.
Customer: The host identified by the information collected during signup and onboarding.
This agreement is presented for review. It is accepted when a property is approved and enrolled during onboarding — not at the time an initial trial request is submitted.
Awaywell is an independent service and is not affiliated with or endorsed by Airbnb.
1.Properties enrolled
This agreement applies to the property or properties the Customer enrolls in Awaywell and that NerdyHippo LLC accepts during onboarding. Each additional property must be enrolled and configured separately.
2.Services included
For each enrolled property, Awaywell provides approved digital hosting operations, which may include:
- Routine guest communication
- Check-in support and arrival questions
- Property information responses
- Approved routine requests, such as established early check-in or late checkout
- After-hours coverage of routine digital tasks
- Post-stay review workflows
- Escalation to the Customer where required
Capabilities depend on platform permissions, property configuration and beta availability.
3.Customer authorization and platform access
The Customer authorizes NerdyHippo LLC to act on the Customer's behalf for the digital tasks described above, within the permissions granted. Access may be provided through co-host permissions or other approved access methods on supported platforms.
The Customer is responsible for granting, reviewing and revoking those permissions. Awaywell may act only within the access and authorization actually provided.
4.AI and automation acknowledgement
By enrolling a property in Awaywell, Customer acknowledges that Awaywell uses artificial intelligence and automation to perform certain authorized digital hosting tasks and agrees to establish property-specific instructions and escalation rules during onboarding.
Automated actions can occasionally be incomplete, delayed, incorrect or inappropriate. Property-specific instructions and escalation rules are used to reduce that risk, but do not eliminate it.
5.Approved and restricted actions
Unless otherwise agreed in writing, Awaywell is approved to handle routine digital tasks defined during onboarding. Awaywell will not, without specific Customer authorization:
- Issue refunds or other compensation
- Change pricing, availability or booking terms
- Agree to exceptions outside established property rules
- Dispatch or contract vendors, cleaners or maintenance providers
- Make legal, tax or regulatory representations
- Handle emergency or safety response
6.Escalation rules
During onboarding, the Customer and NerdyHippo LLC establish escalation rules covering unclear, unusual, safety-related, emergency-related, financially significant, or out-of-policy situations. Escalation is designed to bring the Customer back into the loop, but is not guaranteed to prevent all errors or losses.
7.Emergency limitations
Awaywell is not an emergency response service. In situations involving an immediate threat to health, safety or property, appropriate emergency services should be contacted directly.
8.Customer responsibilities and accuracy of information
The Customer remains responsible for ownership and operation of the property, physical conditions, cleaning and maintenance, local compliance, taxes, licenses and permits, and any decision requiring owner authorization.
The Customer is responsible for providing accurate, current property information — including house rules, access details, policies, fees and contacts — and for updating it when it changes. Awaywell may rely on that information when communicating with guests.
9.Third-party platform dependencies
Service delivery depends on third-party platforms and providers. Outages, account restrictions, permission changes, policy changes, software failures, connectivity issues and API changes may affect availability or functionality. NerdyHippo LLC does not control those platforms.
10.Confidentiality
Each party will use reasonable care to protect non-public information received from the other party and will use it only to perform or receive the service, except where disclosure is required by law or to service providers supporting delivery of the service.
11.Pricing, trial, billing and cancellation
- Founding Host pricing: $99 per property per month
- 14-day introductory trial for a newly enrolled property
- Billing is monthly and begins after the trial period
- Month-to-month term; cancel anytime with effect at the end of the current billing period
- Pricing may change for future customers; the Customer's pricing is governed by this agreement and any applicable order terms
12.Suspension and termination
NerdyHippo LLC may suspend or terminate service for misuse, security concerns, nonpayment, platform restrictions, or other reasonable operational concerns. The Customer may terminate at any time under the month-to-month terms above. Upon termination, platform access granted to Awaywell should be revoked by the Customer.
13.Limitation of liability
To the maximum extent permitted by applicable law, NerdyHippo LLC will not be liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost bookings, lost revenue, lost data or reputational harm.
To the maximum extent permitted by applicable law, total aggregate liability arising out of or related to the service will not exceed the amounts paid by the Customer for the service during the three (3) months immediately preceding the event giving rise to the claim. These limitations apply only to the extent permitted by law and do not limit liability that cannot lawfully be limited.
14.Indemnification
The Customer will indemnify and hold harmless NerdyHippo LLC and its members, officers, employees and contractors from claims, damages, losses and reasonable expenses arising from Customer-provided property information or policies, operation of the property, unlawful or non-compliant property operation, or misuse of the service.
15.Beta-service acknowledgement
The Customer acknowledges that Awaywell is an early-stage beta service, that features and capabilities may change, and that uninterrupted or error-free operation is not guaranteed.
16.Electronic communications
The Customer agrees to receive service, account and operational communications electronically, including by email, and that such communications satisfy any requirement that they be in writing.
17.Governing law
[GOVERNING LAW / VENUE TO BE CONFIRMED BY NERDYHIPPO LLC]
18.Entire agreement
This agreement, together with the Terms of Service and Privacy Policy and any applicable order terms, is the entire agreement between the parties regarding the Awaywell service and supersedes prior discussions on that subject.
19.Electronic acceptance
This agreement is accepted electronically during onboarding when a property is approved and enrolled. Questions can be sent to david@awaywellco.com.
