Terms of Service

Awaywell provides digital support and automation services for short-term rental hosts. Services may include guest communication, check-in assistance, property-information responses, routine request handling, review workflows, and other approved digital hosting tasks.

Specific capabilities depend on platform permissions, property configuration, service plan, and beta availability.

Awaywell is currently an early-stage, beta service. Features, capabilities, availability and supported workflows may change as the service develops.

NerdyHippo LLC does not guarantee that the service will be uninterrupted, always available, or error-free.

The customer remains responsible for:

• Ownership and operation of the property
• Accuracy of information supplied to Awaywell
• House rules and policies
• Compliance with applicable laws and regulations
• Taxes, licenses and permits
• Physical property conditions
• Cleaners and maintenance
• Emergency response
• Decisions requiring owner authorization

Awaywell is not automatically a full-service property manager. Awaywell primarily handles approved digital hosting operations for enrolled properties.

Unless expressly agreed otherwise in writing, Awaywell does not provide:

• Physical property management
• Cleaning
• Maintenance
• Security
• Emergency response
• Legal services
• Tax services
• Regulatory or compliance advice
• Real estate brokerage services

Customers may authorize NerdyHippo LLC, operating the Awaywell service, to access supported third-party platforms through co-host permissions or other approved access methods.

The customer is responsible for granting appropriate permissions and for reviewing those permissions over time. Awaywell may act only within the permissions and authorization the customer provides.

Awaywell is an independent service and is not affiliated with or endorsed by Airbnb.

Awaywell uses artificial intelligence, automation and other software tools as part of providing its service.

AI-generated or automated actions can occasionally be incomplete, delayed, incorrect or inappropriate. Awaywell uses property-specific instructions and escalation rules to reduce these risks, but cannot guarantee that every automated response or action will be error-free.

Customers authorize the use of AI and automation as part of the service.

Awaywell is designed to escalate situations that are:

• Unclear
• Unusual
• Safety-related
• Emergency-related
• Outside established property rules
• Financially significant
• Otherwise designated by the customer

However, escalation is not guaranteed to prevent all errors or losses.

Awaywell is not an emergency response service. Guests and hosts should contact appropriate emergency services when there is an immediate threat to health, safety or property.

The service should not be relied upon for emergency response of any kind.

Customers are responsible for ensuring that information provided during onboarding — and any later updates — is accurate and current. Awaywell may rely on that information when communicating with guests.

Awaywell relies on third-party services and platforms. Availability or functionality can be affected by:

• Platform outages
• Account restrictions
• Permission changes
• Third-party policies
• Software failures
• Internet connectivity
• API or browser changes

NerdyHippo LLC does not control those third-party platforms.

The current Founding Host offer is $99 per property per month, following a 14-day introductory trial. Plans are month-to-month and may be cancelled at any time.

Pricing may change for future customers. Existing customer pricing will be governed by the applicable service agreement or order terms.

Customers may not use Awaywell for unlawful, fraudulent, abusive or deceptive activity, or in a way that violates the rules of a third-party platform.

Awaywell branding, software, workflows, website content and related materials belong to NerdyHippo LLC or its licensors, as applicable.

Customers retain ownership of and responsibility for their property information and content.

To the maximum extent permitted by applicable law, the Awaywell service is provided "as is" and "as available," without warranties of any kind, whether express, implied or statutory, including any implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

NerdyHippo LLC does not warrant that the service will be uninterrupted, timely, secure or error-free, or that automated responses will always be accurate or appropriate. Some jurisdictions do not allow certain warranty exclusions, and those exclusions may not apply to you.

To the maximum extent permitted by applicable law, NerdyHippo LLC will not be liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost bookings, lost revenue, lost data, or reputational harm, arising out of or related to the Awaywell service.

To the maximum extent permitted by applicable law, the total aggregate liability of NerdyHippo LLC arising out of or related to the service will not exceed the amounts paid by the customer for the service during the three (3) months immediately preceding the event giving rise to the claim.

These limitations apply only to the maximum extent permitted by applicable law and do not limit liability that cannot lawfully be limited or waived.

The customer agrees to indemnify and hold harmless NerdyHippo LLC and its members, officers, employees and contractors from claims, damages, losses and reasonable expenses arising from:

• Customer-provided property information, instructions or policies
• Operation of the property, including physical conditions and local compliance
• Unlawful or non-compliant operation of a rental property
• Misuse of the Awaywell service
• Violation of these Terms or of applicable third-party platform rules

NerdyHippo LLC may suspend or terminate service for misuse, security concerns, nonpayment, platform restrictions, or other reasonable operational concerns. Customers may cancel at any time under the month-to-month terms described above.

These Terms may be updated from time to time. When they are, the effective date above will be updated. Continued use of the service after an update constitutes acceptance of the updated Terms.
